Terms & Conditions

Welcome to Eli&Eli Apartments. These Terms and Conditions ("Terms") govern your use of our website and booking services. By accessing our website or making a booking, you agree to be bound by these Terms.

Please read these Terms carefully before using our services. If you do not agree with any part of these Terms, you must not use our services.

• "We", "Us", "Our": Eli&Eli Apartments GmbH
• "You", "Guest": The person making the booking
• "Apartment": The accommodation you have booked
• "Booking": Your reservation of an apartment
• "Services": All services provided by Eli&Eli Apartments

• All bookings are subject to availability
• You must be at least 18 years old to make a booking
• You must provide accurate and complete information
• A booking is confirmed only after receipt of payment and email confirmation

Once your booking is confirmed, you will receive:

• Email confirmation with booking details
• Payment receipt
• Check-in instructions
• Apartment access information

We accept the following payment methods:

• Credit cards (Visa, Mastercard, American Express)
• Debit cards
• PayPal
• Bank transfer (for bookings made 30+ days in advance)

• Full payment is required at the time of booking
• All prices are in Euros (EUR) unless otherwise stated
• Prices include VAT where applicable

A refundable security deposit of €200 may be required and will be:

• Charged to your payment method before check-in
• Refunded within 7 business days after check-out
• Used to cover damages or missing items

Free Cancellation:

• Full refund if cancelled 14+ days before check-in

Partial Refund:

• 50% refund if cancelled 7-13 days before check-in

No Refund:

• No refund if cancelled less than 7 days before check-in
• No refund for early departure or no-shows

If we cancel your booking, you will receive:

• Full refund of all payments
• Assistance in finding alternative accommodation
• Compensation as per applicable regulations

• Standard check-in time: 3:00 PM
• Early check-in may be available (subject to additional fee)
• You must provide valid photo ID at check-in
• Self check-in instructions will be sent 24 hours before arrival

• Standard check-out time: 11:00 AM
• Late check-out may be available (subject to additional fee)
• Please ensure apartment is left in reasonable condition
• All keys/access cards must be returned

As a guest, you agree to:

• Treat the apartment and its contents with care
• Comply with building rules and regulations
• Not exceed the maximum occupancy
• Not smoke inside the apartment (unless designated smoking area)
• Keep noise levels reasonable, especially between 10 PM and 8 AM
• Not host parties or events without prior written permission
• Report any damages or issues immediately
• Not sublet or transfer the booking to another party

We commit to:

• Provide the apartment as described in the listing
• Ensure the apartment is clean and ready for your arrival
• Maintain the apartment in good working order
• Provide 24/7 emergency support
• Respect your privacy during your stay

You are responsible for:

• Any damage to the apartment or its contents caused by you or your guests
• Loss of keys or access cards
• Excessive cleaning required after your stay
• Violations of building rules resulting in fines

We are not liable for:

• Loss or damage to your personal belongings
• Temporary unavailability of utilities due to circumstances beyond our control
• Noise or disruption from neighboring apartments or construction
• Transportation delays or cancellations affecting your travel

Our liability is limited to the total amount paid for your booking, except where prohibited by law.

Neither party shall be liable for failure to perform obligations due to circumstances beyond reasonable control, including:

• Natural disasters
• War, terrorism, or civil unrest
• Pandemics or public health emergencies
• Government restrictions or orders
• Utility failures

Your use of our services is also governed by our Privacy Policy. Please review our Privacy Policy for information on how we collect, use, and protect your personal data.

We reserve the right to modify these Terms at any time. Changes will be posted on this page with an updated "Last updated" date. Your continued use of our services after changes constitutes acceptance of the modified Terms.

In case of disputes, we encourage you to contact us first to resolve the matter informally.

If informal resolution fails, disputes shall be resolved through binding arbitration in Berlin, Germany, in accordance with German law.

These Terms shall be governed by and construed in accordance with the laws of Germany. Any disputes shall be subject to the exclusive jurisdiction of the courts of Berlin, Germany.

If any provision of these Terms is found to be unenforceable or invalid, the remaining provisions shall continue in full force and effect.
